Title: Returning Yahoo member
Post by: Moysey on April 19, 2012, 03:05:35 pm
Jim and I have been gone since the Forum moved.  After 14 years of fulltiming in three Foretravels, circumstances dictate our leaving the lifestyle and giving up RVing.  We have a large lot and Grande Suite at Florida Grande which is a great home base for a fulltimer and Florida is a good state to be domiciled.  Besides this Forum's Classified where else would be a good place to list the coach for sale?  We tow a Smart Car which will also be for sale.

Rvtrader is one place, the Escapee forum another for your coach.  Rvproperty.com is a good place if you want to sell your lot.  Good luck :-)  14 years? Wow.  Nice!

Who bought the resort? I noticed it was up for auction in January. How many sites remain unsold? Has this affected or increased HOA dues? Did the developer bankruptcy interrupt completion of planned amenities? This can really impact the value of the property. Its in a nice location in Central FL, but with the other nearby locations (MOS north and south, Deer Creek, Thousand Trails, etc) there's a lot of competition.

Sorry you are leaving us. hope all is well.

We have used Craigslist to buy/sell airplanes, cars, advertise for rental tenants, you name it. In fact we bought our U300 off of Craigslist all the way in North Carolina. Do some research before you advertise so you can get the largest size and number of photos in the ad. You can also provide a link to a Picasa album for your photos and even upload .mov videos to the Picasa site. The ad can be easily edited at any time for content or photos and does not cost anything. I would recommend providing a link to an album in as high resolution and with as many photos as you can. That way, the potential customer will have all the info they need and you won't be bothered with questions a detailed photo could answer. I even took photos of each page of a log book and uploaded them to an album. The market is really soft now so you want to be as up front with all the info as possible. A lot of us have flown a long way to be disappointed in what we found.

Tips: don't list your email or phone. Make them respond to the ad and then call them. Include key words and "principals only" so you don't get advertising agencies or dealers hounding you (they still will). Blank out the license plate number in the photos. You don't need anyone showing up at your doorstep.

There are several browsers that search every Craigslist site and load the ads with photos by date for any potential buyer to read. Again, that's how we found ours.

If you don't have one now, a small digital camera or iPhone/Droid is a good investment. I use a Pentax K-X for the stills and also shoot  720P high resolution video with it and then download it to the computer and iPhoto, edit it for length and content (short is good) and upload it to the Picasa (or any other photo site) site, all for FREE.

Be prepared to photo your insurance, title, registration or any other papers the buyer may want after he or she seem qualified. While there are a limited number of buyers there are also a limited number of Foretravels available. You want to make yours the one they jump on the plane in Seattle to come see.

Hope I did not seem too wordy but good things sell, even in tough times. Time of year is also perfect now.

Good luck,

Pierce

Jim, Sorry to see you leaving us.  You will always be remembered for that little SMART car.  It is hard  to believe that it did not have a large wind up key in back. :)
Good luck in your new adventures, whatever they are.

Tilden Smith bought the resort for cash from Madison, the mortgage holder, who got it in January.  There are over 60 lots in Phase I available.  Phase 2 is on hold right now.  POA fee is now $148.  Smith is planning to add amenities including an Owners Lounge with bar where the second pool is planned.  He owns other resorts and has common sense and knows it will be awhile to get Phase 2 sold and finished and says he will be here to do it.  We don't have that much competition from other resorts who sell lots.  The size of the park with so much open space, large lots with 2000 sq ft pads plus large Grande Suites and great clubhouse with fitness center, library, billiard room, craft room etc sets it apart.  time will tell

Excellent news! I was really worried things would go south, and it was such a nicely designed community...

Jim, Go into the classified section and post a description of the coach , car and lot.  The more exposure you get the more likely you will find buyers.

What Gary said, get your coach listed here ASAP.  I found my Foretravel on this site, on a Tuesday night, and was on the way to see it Friday.
