Air Regulator Question

I remember reading somewhere here that the adjustable air regulator under the front is a common source of air leakage. I think around the stem of the adjustment knob. I just replaced the regulator that sets the 60 psi for the front manifold. The one I took off seems like a much better quality than the one I used from Lowe's. The original is an SMC AR20; is this the problem prone regulator?
There is another regulator under there, I think for the step cover? Could this be the leaky one? Maybe both????

There is another regulator under there, I think for the step cover? Could this be the leaky one? Maybe both????

Spray them both with soapy water to check for air leaks.

Early this year we replaced the step cover regulator, the step regulator, the front suspension regulator, a regulator/check valve somewhere in the front, and about three solenoid/valve combinations in the HWH system. Coach now holds air MUCH better than it did before. Two of the HWH solenoids were for level, and one was for ride height.

I replaced one of the regulators with a part from a NAPA store and FOT did all the other work. I carry one spare regulator.

I think the primary issue with the regulators and valves was age. However, I did find moisture and a hint of debris when blowing down the wet tank last year. We may have neglected the air dryer too long. Immediately after finding the moisture, we traveled to NAC and got the dryer fixed. Allowing debris from the dryer to get into the air system can foul valves and regulators.

You should be able to tell if the regulators are leaking by spraying heavily with a soap solution.

Hey Dick!  Just a ditto in case that might help, what JD mentioned.  You may recall I got some dryer dessicant dust in the system, got to the regulator, had to replace.  Not saying your problem.  Just was mine.  I do recall too that the cylinders on the step and step cover are, per Keith Davis, the biggest usual source of air leaks.

Hope you two are well, coming to Nac before (not for work, jsut a social call!)

Not sure but I would ck the amount of PSI you set the regulator on for the step.  I was thinking 90 is the correct nr.  You may wish to read a manual somewhere.  I replaced mine with napa part # 90725.  About $65.00.  I know you can get cheaper, but do you really want to replace these on a regular basis.  DAN

The setting is for how fast they operate, not whether they do or not. At 60 lbs my step slams shut, at 40 it is slow and 50 is just right. TWIG
